Velway extends contract at Sheffield’s Pennine Five Development

Property management and compliance company, Velway, has extended its contract with RBH Properties for a fourth term, to manage the compliance and maintenance of the Pennine Five (P5) workplace development in Sheffield City Centre.

With its distinctive five blocks of various sizes and floor plates, Pennine Five has formed part of the architectural landscape of the City Centre since it was built between 1973 and 1975. When its previous tenants, HSBC, vacated the complex in 2019, it was acquired by privately-owned property company, RBH Properties. The aim was to develop and modernise the self-contained campus for the modern workforce, offering high quality and adaptable solutions for businesses of any size and sector. A major focus is being placed on emerging office trends, such as sustainability, flexibility, and mental wellbeing.

P5 offers over 220,000 sq. ft of lettable office space, which is set around a central plaza with plans for a cafe/bar, on-site fitness and wellbeing centre, as well as a co-working space providing hot-desking, dedicated desks and meeting rooms. Over 400 car parking spaces and 200 bike racks are also available.

Velway has been involved with the property from the day it was acquired. The company has worked closely with RBH Properties’ on-site technical facilities manager to ensure compliance throughout the site, whilst managing the lifecycle maintenance of all major mechanical and electrical assets during its development.

Part of Velway’s role has been the management of the 24-hour security of the development to ensure the location is safe and free from vandalism and break ins. Velway has also delivered project works such as a new lighting system for the underground car park.

Velway is currently working alongside the directors of RBH Properties to ensure the property is mobilised and managed during and after tenancy, helping to develop budget strategies for the maintenance and upkeep of the site.
