Brookfield Properties has secured planning permission for 300,000 sq. ft of new grade-A offices set in a revitalised public realm after the City of London Corporation approved its sustainability-led transformation of 1 Moor Lane.
The Allford Hall Monaghan Morris (AHMM-designed redevelopment of the building formerly known as Milton Gate will increase the amount of office space by around 50 per cent and appeal to modern occupiers looking for large, efficient floorplates and outstanding ESG credentials. Extensive landscaped terraces will provide flexible outdoor amenity across all floors with impressive City views, while cycle storage, changing and wellness facilities support active commuting.
By taking a retrofit-first approach, the project will retain 70 per cent of the original structure, significantly reducing its embodied carbon and environmental impact. The all-electric building will be net zero in operation and is expected to achieve EPC A, BREEAM Outstanding and NABERS 5* certification upon completion.
A repositioned entrance on the corner of Moor Lane and Ropemaker Street, including a statement double-height reception and new pocket park, will enhance the building’s arrival and its excellent connections with the primary transport nodes of Moorgate and Liverpool Street. The inclusion of a food and beverage offering on the ground Floor and public art revealing the rich history of the area will further activate and enliven the public realm, complementing the wider placemaking initiatives being delivered in the area.
The consent for 1 Moor Lane bolsters Brookfield Properties’ development pipeline to 1.3 million square feet following the recent approval of its proposed 54-storey tower at 99 Bishopsgate.
