XDanu secures Ireland’s first-ever WELL Coworking Rating for The Freight Building

XDanu, a leader in experience-led, wellness-first coworking spaces, has secured the WELL Coworking Rating for Ground Floor of the Freight Building in Dublin, the first certification of its kind in Ireland.

Launched in October 2024 by the International WELL Building Institute (IWBI) in partnership with The Instant Group, the WELL Coworking Rating is the premier global benchmark for ensuring that shared and flexible workspaces support occupant health, wellbeing and performance. It evaluates factors across air, water, light, nourishment, movement, sound, materials and community engagement.

The Freight Building is a brand-new development, delivered by Glenveagh Properties PLC in  2024, comprising 9,742 sq. m of modern Grade A office space set over 10 floors in Dublin’s North Docklands. XDanu was brought in as a specialist operator to shape the tenant experience on the ground and first floors, integrating WELL principles from the outset. This milestone would not have been possible without the vision of Glenveagh Properties, who had the foresight to embrace WELL principles in the early design stages of The Freight Building. By prioritising health, sustainability, and occupant wellbeing long before it became a regulatory requirement, Glenveagh laid the foundation for what would become Ireland’s first WELL Certified coworking space within the ground floor of the iconic Freight Building. Its partnership with XDanu enabled a seamless integration of wellness-focused strategies from development through to operation—culminating in this landmark recognition.

The WELL Coworking Rating is integrated with The Instant Group’s global platform, helping occupiers make smarter workspace decisions aligned with their health, wellbeing and ESG goals.

Since its launch, the WELL Coworking Rating has been adopted by leading workspace operators, including Clockwise, Landmark, KMC Solutions, Frontier and Industrious’ UK portfolio, made up of key sites at 70 St Mary Axe, 131 Finsbury, 30 Crown Place and 77 Coleman in the City of London.
