Hybrid Asset Solutions has been awarded maintenance contracts with new build to rent customer ila.

The Salford-based facilities management specialist has been appointed to deliver planned preventative maintenance (PPM) and reactive services at two schemes: Oldfield Wharf in Salford and Swan Street House in Manchester’s Northern Quarter.

Hybrid Asset Solutions says it will ensure residents experience well-maintained homes, prompt resolution of maintenance issues and minimal disruption through a structured preventative maintenance programme.

The initial contract at Oldfield Wharf was awarded in January, with a second instruction at Swan Street House following in the spring, marking a growing relationship between the two businesses.

Phil McCabe, Managing Director of Hybrid Solutions Group, said: “These appointments are an important step in strengthening our position within the build to rent sector.

“We’re seeing growing demand for partners who not only understand the technical requirements of residential assets but can also operate at pace and deliver consistently high service standards.

“Our early work with ila has been very positive, and it’s encouraging to see that translating into further potential opportunities across their portfolio.”

Martin Rayner, Head of FM, ila, added: “Hybrid brings strong experience and sector knowledge to the build to rent market, with a clear understanding of the standards, expectations and fast-paced requirements of residential customers. They have integrated well with the team and the planned maintenance programme has been delivered efficiently with clear and proactive communication throughout. By providing reliable reactive support and structured PPM services, Hybrid is helping ila maintain safe, compliant and well-managed buildings while improving the day-to-day experience for residents and site teams.”
